We choose the method by your booking calendar. VLM cleaning is quiet and dry in 2 to 3 hours, which suits a same-day turnover or a condo with neighbors next door. Hot water extraction removes heavier soil and pet accidents but needs 6 to 10 hours to dry, so we schedule it when the rental is empty overnight.

We deep clean the tile and the grout lines, then apply a grout color seal so the floor returns to one even color. A clear protective coating over the color seal makes spills wipe up instead of soaking in. A color seal alone has an expected lifespan of about 1 year; with the coating it is 3 to 5 years with recommended care.

We restore the shower floor, walls, fixtures and glass door so it feels fresh to step into, without demolition or days off the calendar. The shower is ready for guests 24 hours after we finish, and with a protective coating the expected lifespan is 3 to 5 years with recommended care.

Do you offer vacation rental turnover cleaning?
No. We no longer offer housekeeping or turnover cleaning. We focus on carpet cleaning, upholstery cleaning, tile and grout restoration and shower restoration, and we work alongside your housekeeper or management company.
How is the work priced?
We price each job by the square footage, the number of furniture pieces, the condition of the surfaces and the options you choose. Send 1 to 3 photos and you receive an estimate within 24 hours, then a written quote with the exact price before any work begins.
How long does sealed grout last in a rental?
With recommended care, a grout color seal alone has an expected lifespan of about 1 year. Adding a clear protective coating over the color seal extends the expected lifespan to 3 to 5 years. The recommended care for your floor is listed in your quote.
How soon can guests use the floor and the shower?
Floors with a color seal or protective coating are walkable 8 hours after we finish. A restored shower is ready to use 24 hours after we finish.
Can you reach upper-floor condos?
Yes. We use portable equipment that we carry into the unit, so upper floors and high-rise condos on Longboat Key, Siesta Key and Lido Key are not a problem.
Can we put the rental on a regular schedule?
