Residential tile and grout cleaning in Bradenton that brings your floors back to new.

No matter how often you mop, the grout still looks dingy. That’s because mopping pushes dirty water down into the porous grout line. We extract it out instead — on kitchen, bathroom, entryway, and lanai tile — and can color-seal the grout so it stays bright.

The problem with dirty grout

Clean floors, dirty grout — that makes your house look old and neglected.

You scrub on your hands and knees and the grout still looks dirty. That’s because a sponge or mop can’t reach into the porous grout line where the dirt actually lives. Here’s what homeowners in Bradenton and Sarasota tell us.

Grout that scrubbing won’t fix

Mopping and scrubbing drive soil down into the grout. Without a deep extraction, the lines keep darkening no matter how many weekends you spend on them.

Bathroom & shower haze

Soap scum and Florida humidity leave shower grout dingy and the tile filmy. It looks dirty even right after you’ve cleaned it.

Lanai & pool-deck grime

Outdoor tile and pavers collect algae, sunscreen, and dirt that turns slick when wet. A garden hose just spreads it around.

Stone you’re afraid to scrub

Travertine and marble etch permanently if you use the wrong cleaner. Most homeowners just leave it alone — and it keeps looking dull.

Our approach

Grout cleaned the way it actually gets clean — from inside the line.

Tile is the easy part — it’s the porous grout that holds the soil. We pre-treat, agitate, and hot-water-extract the grout under pressure so the dirt comes up and out of your home, instead of getting smeared around the way it does with a mop.

1

The right chemistry for your surface

Ceramic and porcelain take an alkaline pre-spray; travertine, marble, and other natural stone need a pH-appropriate, acid-free product so the surface never gets etched. We never use one cleaner on everything.

2

Extraction, not surface mopping

Pre-treat, agitate the grout line with our powerful machines or by hand where needed, then hot-water-extract under pressure. The soil leaves your floor entirely instead of settling back into the grout like mop water does.

3

Respectful in your home

We protect your furniture and adjacent surfaces, keep hoses tidy, and clean up after ourselves. You get a tidy job and a floor that looks new — not a mess to deal with afterward.

4

Honest assessment, free estimate

We’ll tell you straight whether your grout will need color sealing, if nano sealant is worth it for your floor, and whether a grout line needs repair before cleaning. The estimate is free and there’s no pressure to book.

Tile & grout services for your home

Three services that cover most home tile.

Kitchens, bathrooms, showers, entryways, lanais, and pool decks. If your surface isn’t listed, just ask — we also handle terrazzo and specialty stone case-by-case.

Residential tile and grout restoration before and after on a Bradenton kitchen floor

Tile & grout restoration

Hot-water extraction with an alkaline pre-spray pulls years of soil out of porous grout that a mop can never reach. The grout lines come back to their original color — not bleached, just clean.

  • Kitchen, bathroom, and entryway floors
  • Grout-line agitation by hand where needed
  • Pressurized hot-water extraction
  • Shower walls and backsplash tile too

Grout color sealing

After a deep clean, a color seal locks out soil and gives every grout line one uniform shade. It’s the difference between grout that stays bright for years and grout that looks gray again in a few months.

  • Blocks soil and moisture from re-entering the line
  • Evens out blotchy, mismatched grout
  • Great for showers, entryways, and kitchens
  • Makes everyday mopping far more effective

Natural stone, lanai & pool deck

Travertine, marble, and slate need pH-appropriate, acid-free chemistry — the wrong cleaner etches the surface permanently. We clean indoor stone and outdoor lanai and pool-deck tile, and reseal where it’s called for.

  • Acid-free, stone-safe cleaning chemistry
  • Travertine pool decks and lanais
  • Honed and polished indoor stone
  • Penetrating sealer to resist staining

Extraction that reaches the grout

Hot-water extraction with an alkaline pre-spray and hand agitation pulls soil out of the porous grout line — the part a mop or sponge can only push dirt into.

Color sealing that holds

An optional color seal locks soil out and gives every line one uniform shade — so the floor still looks clean months later, not just the day we leave.

Stone-safe chemistry

Travertine and marble get acid-free, pH-appropriate products. The wrong cleaner etches natural stone permanently — we never take that risk in your home.

Safe for kids & pets

Non-toxic, green-certified, eco-friendly products that are safe around children and pets. SDS sheets and fragrance-free options available on request.

FAQ

Home tile & grout cleaning — common questions.

Still don’t see your question? Email services@ohlimpio.com or call (941) 900-9232.

Why won’t scrubbing get my grout clean?
Grout is porous and sits below the tile surface, so a sponge or mop can’t physically reach into the line. Worse, mopping pushes dirty water down into the grout, where it dries and darkens over time. Professional cleaning uses an alkaline pre-spray, hand agitation, and pressurized hot-water extraction to lift that soil up and out of the grout entirely — which is why the lines come back to their original color.
What is grout color sealing, and do I need it?
Color sealing applies a pigmented seal over clean, dry grout. It locks soil and moisture out of the porous line and gives every grout joint one uniform shade. You don’t always need it — but in showers, entryways, and kitchens where grout re-soils quickly, it’s the difference between grout that stays bright for years and grout that looks gray again in a few months. We’ll tell you honestly whether it’s worth it for your floor during the estimate.
How long before I can walk on the floor again?
Tile is non-absorbent, so once the extraction water is removed the surface dries quickly — most floors are walk-on ready within a couple of hours. If we’re color sealing, the seal needs additional cure time before heavy traffic, and we’ll give you a clear window before we leave so you know exactly when to use the room again.
Can you clean my travertine lanai and pool deck?
Yes — outdoor travertine, pavers, and stone are some of our most-requested residential jobs on the Gulf coast. Natural stone needs pH-appropriate, acid-free chemistry, because an acidic cleaner will etch travertine and marble permanently. We clean to the stone’s finish and can apply a penetrating sealer to help it resist staining and stay safer underfoot.
Will deep cleaning damage or remove my grout?
No. Our process cleans the grout, it doesn’t strip it — we’re lifting embedded soil, not the grout itself. During the estimate we’ll point out any cracked tile or already-failing grout so there are no surprises; where a line is crumbling, that’s a repair conversation we have up front rather than discovering it mid-job.
How often should I have my home’s tile cleaned?
Most homes do well with a professional deep clean about once a year. Households with kids, pets, or a heavily used pool deck often prefer twice a year to stay ahead of it. Color sealing stretches that interval further. We’ll recommend a realistic schedule based on your floors and how you live — no upselling.
Are your products safe for kids and pets?
Yes. We use non-toxic, green-certified, eco-friendly products throughout. SDS sheets are available on request, and fragrance-free formulations are available if anyone in the home is sensitive to scents. Once the floor is dry, it’s safe for kids and pets to use as normal.
Are you licensed and insured?
Yes. We’re a licensed, bonded, and insured family-owned business based in Bradenton. You’re letting people into your home, and we take that seriously — proof of insurance is available on request.
Is the estimate really free?
Yes — in-home estimates are free, and there’s no pressure to book. We’ll look at your floors, give you an honest assessment and a written quote, and leave the decision to you. Smaller jobs can often be quoted from a few photos and a quick call.
What areas do you serve?
We cover all of Manatee and Sarasota counties, including Bradenton, Sarasota, Lakewood Ranch, Parrish, Palmetto, Ellenton, Anna Maria Island, Longboat Key, and Siesta Key. We also offer commercial tile and grout cleaning for businesses. HQ is in Bradenton (34203); most homes are within a 30-minute drive.
